VILLA 12 PERS. - CORTONA DIRECT

The Villa is in a fantastic position with panoramic views all around. It is built on 3 floors.
Ground floor: very large living room with a 6-seater sofa, desk, satellite TV and a DVD player, bathroom with utility room attached, with washing machine. From the dining room there is direct access to the garden and private swimming pool area ( 4m x 8m ), with sun beds, and a relaxing area adorned with cushions; gas BBQ and ice making machine.
There are 15 stairs to the first floor, which has a double bedroom with an en-suite bathroom ( there is one step in to this bathroom), with bath and steam bath. There is also a terrace with stunning views.
There is a second smaller double bedroom also on this floor, with an en-suite hydro massage shower room. All of the furnishings are very elegant, modern, and of an extremely high standard.
On this floor there is also a very large, well equipped, kitchen, with a wooden work surface that covers all the appliances, a dining room with table and chairs and with direct access to the garden and to the terrace.
From the kitchen there are a further 17 stairs, leading to the second floor. Here there are a further two double bedrooms, the larger of the two has sloping ceilings and both have en-suite bathrooms with hydro massage baths and separate showers.

The Cottage is positioned just below the villa.
The ground floor comprises, a modern kitchen corner area, with table and chairs; and a living room area with sofa; wood burning stove and satellite TV. On request a small fold out bed or cot can be put in this room.
There is also a double bedroom, with direct access to the garden, and a bathroom with shower.
There are nine wooden stairs up to a twin bedroom (which can be converted to a double room on request) The cottage also has its own private swimming pool (4 m x 9 m ), with garden area, and a gazebo with table and chairs for dining alfresco.
Each bedroom in the Cottage has been designed to offer maximum comfort and luxury, with air conditioning, heating ( centrally controlled in the living room) and fly screens at the windows. There is also internal and external Internet WiFi connection.
The estate is in a truly magnificent position, only 400m from the centre of Medieval Cortona, yet immersed in the beautiful Tuscan hills, with wonderful views, and in a great location to enjoy the local produce.
Easily reached by car are some of the beautiful Tuscan towns, cities and landmarks, such as Siena, Montepulciano, Pienza and Lake Trasimeno.
The Villa sleeps 8 + possibly 2 persons; the Cottage sleeps 4 + 1 persons. They can be rented separately (on request) or together.
