Property Details
Cigalou is situated within the district of La Croix-Valmer, on the Saint-Tropez peninsula.

The villa is in a private residential estate bordered by the hills which overlook the magnificent Cavalaire Bay. South-facing, it provides a beautiful vista over the sea, the headland of Cavalaire and the hills of the Maures massif.

The house sits on 1400 square metres of land, bordered by an area of greenery extending to several hectares. On the east side there is a small wooded valley. The lower part of the ground is itself wooded and contains numerous oak, cork and arbutus.

The situation is, therefore, particularly peaceful in spite of the closeness to the sea and shops. Cavalaire’s very beautiful beach is only 3 minutes away by car (600 metres as the crow flies). The beach at Gigaro, smaller and more unspoilt, is only 10 minutes away. The village of La Croix-Valmer is 2 km distant. There you will find all facilities. The town of Cavalaire, more busy and with its own harbour, is 3 km away.

Finally the Saint-Tropez peninsula offers a large number of walking opportunities, and comprises the picturesque villages of Gassin, Ramatuelle and Grimaud as well as the famous harbour of Saint-Tropez.


******Description of the house

The house, built in 1996, in traditional “provençal” style comprises approximately 130 square metres of living area on two levels.

The ground floor comprises a 30 square metres living room which opens onto a terrace and the garden and which has a traditional fireplace. At a lower level than the living room there is the first bedroom (wood-beamed and with double-bed measuring 160 x 200) with a window which is south facing and French windows leading out onto a corner of the garden shaded by the oak trees. This room has its own shower room with a double wash-hand basin.

The kitchen also opens out onto the terrace by way of French windows. It contains SIEMATIC kitchen furniture and is fully equipped:

The upper floor comprises 3 bedrooms which are south facing. One has an en-suite bathroom with a double bed (160 x 200). The other two share a shower room and each has two single beds (90 x 200). There are two toilets, one on the ground floor and one on the upper floor.

The whole construction is one of quality :

Provençal roofing with traditional roof tiles, terracotta floor tiles in the living room and bedrooms, traditional ceramic stone in the kitchen and in the shower rooms, wall tiles from Salernes in the bathrooms, Axor Uno taps, Madura curtains and bedspreads, Prestige Dunlopillo bedding, tastefully furnished with both traditional and modern furniture.

The remainder of the equipment includes :

Television set with integral video recorder, connected to two terrestrial aerials and one satellite dish receiving transmissions from the ASTRA satellite and more than 25 European television channels
Stereo hi-fi system with CD player
Telephone with integral fax
Intruder alarm system with internal and external sounders and telephone communicator.
A large number of compact discs, video cassettes, books and games

Electrical convector heaters for rentals during the winter months (extra charge for electricity consumption from 1st October until 15th April), hot water from an electric immersion heater with a capacity of 300 litres.


******Description of the garden

The garden is full maintained throughout the season by a gardener.

Overflowing swimming pool measuring 9 x 5 metres. The pool is 2 metres in depth. There are submerged steps giving access to the pool as well as a bench seat. Paved surround of approximately 30 square metres in terracotta. There are floodlights as well as lights on the outside. The swimming pool is maintained on a permanent basis by a maintenance company.

Additional Notes : ******Rental conditions

Rentals are for a minimum period of one week, from Saturday at 5 p.m. until Saturday at 10 a.m. It is always possible that other arrangements can be made depending on circumstances.

You will be met by the person who is responsible for looking after the house and who will hand over the keys, show you round and demonstrate the workings of the various items of equipment in the house. A report and inventory will have been made before your arrival by the preceding hirers. We would ask that you take care on arrival to make a note of any respect in which the condition of the house and the inventory is not in accordance with the position as set out for you. All the costs of breakage and damage will be set against your deposit.

You will be supplied with all household and bathroom linen. Pool towels will be the only items which will not be supplied.

We ask that you leave everything in the state in which you found it. If not the cost of cleaning or repair will be set against your deposit. If you wish you can make use of the services of a cleaning lady during your stay, depending on her availability. The cost of any additional hours will require to be settled directly with her by you.


Tariff

The rules for payment are as follows :

Payment to account of 25% of the rental price at the time of booking (signing of the contract of hire)
Balance at the latest 6 weeks before the date of rental, accompanied by a deposit of Euros 760 which will be cashed on receipt and will be returned to you at the latest 20 days after the end of the rental period and after checking the inventory and the condition of the premises.

The holiday tax (FF30 per day for 4 adults and 4 children), levied by the Parish of La Croix-Valmer between 1st June and 30th September, is included in the rental price. The telephone cost will be the subject of a separate account once the bill has been received from France Telecom and will be deducted from the deposit.
