Property Details

The Residenza is a XVIII century farmhouse and it clearly fits into a small village located in the Umbrian countryside. The large indipendent and recently renovated apartments, maintaining the original architectural elements, offer all the comforts for a relaxing holiday.
The private park is completely fenced and offers the whole freedom to children in total safety. The swimming pool, the Gazebo, the outdoor tables, BBQs, the ping-pong, the beautiful trampoline, swings are available to guests for an unforgettable stay.
In the farmhouse there are the tranquility and the comfort a few kilometers from all Umbrian and at the border with Tuscany-Florence and Lazio-Rome.

The Villa is divided in very large apartments with all modern amenities: two apartments are reserved to the guests. The Residenza is perfect to relax and apartments were restored in compliance with the architectural style typical of the countryside of Umbria. There are all original elements such ancient stones, wooden beams, but also furniture combined with style and modern comfort. The Villa is a strategical place for those willing to comfortably visit the most important Umbrian and Central Italian art cities and it is an ideal base to discover nature, touring and Italian food.

The large fenced park (about 3000 square metres) with lawn, olive trees, flowers and all kind of plants, fruit trees, maintained personally by the owner, is available to guests to make more comfortable on vacation. A large outdoor swimming pool for private use (12x 4 meters, 1.5 meters high) is available throughout the summer season. There is a children' playground with a beautiful trampoline.

The APARTMENT CIELO was the ancient barn, now it is an apt of over 90 mqs at the 2nd floor. Entry is autonomous with common exit to park and swimming pool. The apartment has a kitchen-living room, 2 large bedrooms, bathroom with opposite-room. The KITCHEN is very well equipped of gas stoves, refrigerator, freezer, dish, pots and all the necessary to cook. The table can entertain 6 people to sit. There are TV, satellite, CD/DVD system, internet Wi-Fi connection, Air-con.
Two great BEDROOMS: the first with double bed, the second with 2 single beds o 1 double. Sofa-bed is in the living room. Bed linens provided.

To complete the apartmment there is the BATHROOM with an American shower, washing machine to exclusive use. They are also to disposition towels, air dryer, iron with relative axle.
The APARTMENT TERRA was the ancient wine cellar, now it is an apartment of over 80 mqs at the ground floor. The entry is autonomous with exits to park and swimming pool. The open-plan apartment has a big living kitchen, night zone with 5 beds, bathroom with opposite room. There are not bedrooms.
The KITCHEN is very well equipped of gas stoves, refrigerator, freezer, dish, pots and all the necessary to cook. The living-room can entertain 10 people to sit. There are to disposition TV, satellite, radio, system CD / DVD, internet Wi-Fi connection, Air-Con.In the Night Zone there are to 3 single beds and 1 double sofa-bed. Bed linens provided. To complete the apartment there are an unusual opposite-room, the BATHROOM endowed with Jacuzzi shower, washing machine. There are also to disposition towels, hair-dryer, iron with relative axle.

FEW METERS: supermarket, shops, pub 200 mts. Tennis-court and football 500 mts. Excursions by feet or bicycles (provided) 1 kms, Horse-riding lessons or excursions on horseback 500 ms – 3 Kms.

PRICE x 1 APARTMENT x 1 WEEK from: low season 550 €, meddle season 650 €, high season 750 €. Included: Towels and bed lines provided weekly, Inizial and final cleaning.

ACCOMODATION: from Saturday to Saturday. Arrival times between 5–7 pm and departure times between 8–10 am.

BOOKING-DEPOSIT: 250 €/Apt must be paid at the time of booking in order to confirm your stay. It is also valid as security deposit. The full balance will be returned at the end of stay, provided that the property is in the same condition as when you arrived and there are no damaged/ broken items.
