Luxury villa built in 2010, with 350 m² of living space on an 850 m² plot, accommodating up to 12 people. It includes a pool house, underfloor cooling with fans, heating, and an alarm system. Private swimming pool measuring 5.5 x 8.5 m, with a depth of 1 to 2.5 m and an electronic cover. Direct access to the sea and beach via a pedestrian tunnel (80 m).

Bus stop, shops, supermarket, restaurants, and nightclubs are within a 200-800 m walking distance.

Ground Floor – 180 m²:
60 m² kitchen with views of the garden and pool, including a dining area with chairs. Equipped with a refrigerator, dishwasher, microwave, electric cooktop, and Nespresso machine. The 50 m² living room features a sofa, side tables, a bookcase, a fireplace, internet access, a stereo system, and a plasma TV.
Four bedrooms with closets:
Master bedroom with a double bed (2 x 2 m), flat-screen TV, shower, sink, and designer furniture.
Two bedrooms with twin beds and slatted bases (2 x 90 x 210 cm).
One single bedroom.
Three bathrooms with designer furniture, shower, and toilet.
The garden includes several terraces, including a large dining table for 12 people near the barbecue and summer kitchen. Sun loungers with parasols are arranged around the private swimming pool in the enclosed garden.

First floor: Two independent apartments, each 60 m², with a private covered entrance.
First apartment with views of the sea, garden, and Golfe Juan:
Living room with TV, fully equipped kitchen with refrigerator/freezer, microwave, dishwasher, and washing machine. Bathroom with sink, shower, and toilet. Master bedroom (3 x 3.5 m) with underfloor heating, wardrobes, and slatted bed bases (2 x 90 x 210 cm). Extra bed available for a baby/child. In the living room: one single bed (90 x 210 cm). Two large balconies and a 50 m² terrace.

Second apartment with views of the sea, garden, and pool:
Living room with TV , fully equipped kitchen with refrigerator/freezer, electric hob, and washing machine. Bathroom with sink, shower, and toilet. Bedroom (3 x 3.5 m) with a double bed (180 x 210 cm) and a pull-out bed (2 x 90 x 210 cm), underfloor heating, and wardrobes.

Between the two apartments is a large terrace, partially open and partially covered, with a fireplace, lounge area, and dining area.
Large balconies on either side offer views of the sea, the garden, and the swimming pool.

The pool house is equipped with a Weber gas barbecue, a washing machine, a 9 kg dryer, indoor and outdoor showers with hot and cold water, and a toilet. The private swimming pool has an electronic safety cover and is furnished with sun loungers with cushions, a large parasol, children's toys, and inflatable mattresses.
The villa is located in a quiet residential area. Quiet is required in the garden after midnight. Smoking is prohibited inside, and pets are not allowed. Two public parking spaces are available on the street, and three private parking spaces are reserved.

Check-in is on Saturday after 4:00 PM. Check-out is on Saturday before 10:00 AM. The swimming pool is cleaned weekly. Mid-stay cleaning upon request

Linen rental: (includes fitted sheet, flat sheet, pillowcase, one beach towel, two bath towels, and kitchen towels).

The swimming pool is equipped with an electronic safety system for children.
Information for people with reduced mobility:
The house is easily accessible for wheelchair users. However, the shower has a 2 cm step and is not equipped with grab bars or a shower seat.
