A luxury main villa (tot. 700 sqm) located in the middle of cereal estate , in the heart of the superb Tuscan landscape about 20 Kms South of Siena.
The imposing hilltop building is surrounded by a beautiful private garden with old trees and tall cypress trees. At the guests’ disposal, the beautiful swimming pool ( 6 x 12 mt – depth from 1,20 m to 2,20m) is situated in a sunny and panoramic position with breathtaking views of the sweet rolling hills with solitary pine tree or cypress on top.
As the villa is on two floors with two independent entrances it’s ideal accommodation for groups of 22 people with all the villa at their disposal.
The interior is very nicely and comfortable furnished with antiques and modern facilities
This is also an excellent choice for a restful holiday, most conveniently situated near the road joining two villages, it’s an ideal location for visiting Siena and its beautiful countryside.
On request, guests can also have daily maid service and chef service payable extra and on the premises.
The nearest village is 6 km away, where people can find all kind of shops, supermarkets, banks, bars, restaurants and the rail – way station.
The ground floor consists of a huge living room with beautiful Tuscan arcs with fireplace and stereo, one dining room and a small breakfast room, TV corner and gaming table, two toilets and a kitchen (oven, six rings cooker, fridge, freezer, dishwasher, washing machine).
A wooden staircase from the ground floor living room leads to the upper floor; The first floor has also access from an external staircase. It consists of a large dining/living room with TV and video; seven double bedrooms (queen size beds), two twin bedrooms, two single bedrooms, four bathrooms with shower two with bathtub. Beautiful mezzanine floor with a twin size bed (queen on request) and ensuite shower bathroom. All the windows of the villa are equipped with mosquito nets
Spacious terrace (35 sqm) with wonderful views furnished with table and chairs for dining out.

Additional information
The prices are per apartment per 7 nights and they include (water, gas, electricity) linen changed weekly and final cleaning.
Swimming pool open from the 1st of May to the 30th of September. Upon request it is possible to open the pool earlier or to close it later with a weekly extra charge of Euro 150,00. The final cleaning charges will be included in the price if the house is left tidy at the time of departure, otherwise there will be a charge of € 100,00.
To pay extra and on the premises: central heating upon use (Euro 5 per cubic meter – about 110 € per day). Two baby cots and two highchairs available upon request and for free. Baby cot is provided for free only if it’s included in the number of the beds of the villa 22. If not the price is 10 euro per night.
Extra bed: 10 euro per night
Inventory deposit: € 1000 (U.S. dollars also accepted). Pets allowed: Extra cleaning to pay extra at the agency Euro 100 per week.. Chef service on request. Maid service: Euro 20 per hour
It’s possible to organize parties or weddings at the villa. The following additional charges will be applied:
• 300 euro for a max of 25 guests;
• 600 euro for a number of guests from 25 to 50 people;
Extra security deposit is required (2000,00 €).
If you intend to organise a party or a wedding where the number of guests is higher than the number of beds (22 or 36 sleeping), please let us know at the time of booking.
The owner of the villa is not responsible of the food and drinks used during parties organized at the properties. Whatever banquet will be managed by specialized catering companies.
