Stunning 5* air-conditioned villa at Lake Annecy, located between the charming villages of Veyrier-du-Lac and Menthon-Saint-Bernard, this vacation home is the ultimate retreat. It features 5 bedrooms and 4 bathrooms, adorned with large bay windows, a state-of-the-art kitchen, an infinity pool, and terraces offering breathtaking views of the lake. You will also find a jacuzzi, a shaded dining area, and a spacious garden with outdoor games. Additionally, the villa is ideally situated just a 10-minute walk from the lake, restaurants, a bakery, a bike path, a tennis club, and beautiful walks that start right at your doorstep.

This spacious villa spans three levels and is accessible for people with reduced mobility thanks to an internal elevator.

The first level is the main living area, offering an incredible 300-degree view of the lake and mountains. The large ultra-modern kitchen, dining room, and living room are interconnected, all facing the lake with floor-to-ceiling windows and sliding doors leading to a wide wooden terrace, the pool, and the outdoor dining and relaxation area. It’s the perfect spot to enjoy an aperitif at sunset, practice yoga at sunrise, or soak up the sun! Large shading sails and electric shutters are installed throughout for your comfort.

Next to the kitchen, there is a charming sheltered area with an outdoor dining table and a barbecue.

At the back and on the far side of the house, there is a beautiful flat and shaded garden where you can play ping-pong, pétanque, or relax in the shade of the trees.

On this level, there is also a modestly sized double bedroom with an en-suite bathroom (shower and toilet).

The dining room extends from the kitchen's beautiful solid wood countertop.

The living area is furnished with a large corner sofa, positioned to allow you to enjoy the view at all times.

A large library with a selection of books and games surrounds the fireplace, next to which the foosball table promises family fun.

The large master bedroom, overlooking the lake, is air-conditioned and features an en-suite bathroom with a large bathtub, a walk-in shower, double sinks, and a toilet, as well as a spacious dressing room.

There are 2 additional double bedrooms on this level with large beds that can be separated into twin beds, sharing the family bathroom. All bedrooms are equipped with electric blinds.

All levels are accessible by the elevator.

Outside, you can park 2 cars in the garage and 2 more in the driveway.

The property is secured by an electric gate.

The Area:

Just a few steps from the villa, along the main road between Annecy and Talloires, is the bike path that circles the lake, making it easy to reach Annecy by bike.

To get around the area, the municipality has also set up free electric buses throughout the summer (the bus stop is just a few meters away on the main road), as well as free electric bikes for adults to use for 30 minutes, usually enough to reach the neighboring village or Annecy and park them in a designated area. There are also boat shuttles that regularly depart from the port of Veyrier to the old town of Annecy (service to be confirmed for 2025).

The villa is located halfway between the villages of Veyrier-du-Lac and Menthon-Saint-Bernard. Veyrier is about a 10-minute walk away, and Menthon is a 10-minute drive. Both offer a wide selection of small shops: grocery store, bakery, butcher, pharmacy, tobacco shop...

Reaching the nearest beach, La Plage de la Brune (paid entry in summer), takes about 25 minutes on foot or 9 minutes by bike. It’s a great space for the whole family, with scattered trees for shade, a small restaurant, and live music during summer evenings.

The tennis club and water sports centers are also nearby. In summer, local clubs organize a mix of wakeboarding/tennis or sailing activities for children.

The waterfront is freely accessible at many points along the lake, in Annecy, Menthon, and throughout the bike path. The nautical clubs in both villages offer paddle boards, kayaks, and pedal boats for rent, organize sailing courses, and Veyrier also offers diving courses; boats of all sizes can also be rented there.
