Rental Information
Rates & Rental Conditions

* All rates include applicable taxes and service charges.
* A minimum stay of **12 nights** is required when both Christmas and New Year's holidays are included.
* A minimum stay of **7 nights** applies for Christmas-only or New Year-only bookings.
* A minimum booking of **4 bedrooms** is required.
* Each additional bedroom is charged at **USD 200 per night**, increasing to **USD 300 per bedroom per night** during the Christmas and New Year holiday period.

All villa rates are quoted in **USD per villa per night** and include applicable government taxes.

Additional Charges (Not Included)
The following services are available at an additional cost:
* Private chauffeur service (arranged through the Villa Manager)
* All in-villa expenses charged at cost plus **7% VAT** and **15% service charge**, including:

* Food & beverages
* Transportation (excluding airport transfers)
* Spa treatments
* Premium alcoholic beverages
* Breakages or damages

Prior to arrival, the Villa Manager will assist with:
* Airport transfer arrangements
* Grocery pre-stocking

# Cancellation Policy

All payments received, with the exception of the refundable security deposit, are non-refundable.

In the event of cancellation, the villa owner may, at their sole discretion, determine whether any credit will be offered.

Historically, villa owners have generally issued a credit that may be used by the guest (or their representative) for a stay of the same duration and season within one year of the original booking dates.

Payment Terms
Booking Deposit
A deposit equal to 50% of the total rental amount** is required to confirm the reservation.

Balance Payment
The remaining 50% balance is payable:
30 days prior to arrival for standard bookings.
60 days prior to arrival for Peak Season bookings.

Security Deposit

A refundable security deposit of USD 2,000** is payable together with the balance payment.
For shorter stays, the owner may reduce the security deposit. For extended stays, a higher security deposit may be required.
